Lite Properties Corporation’s vision is to be able to provide quality housing and commercial
developments at an affordable price. We aim to establish a brand that will be recognized and
respected in the housing and commercial property development industry.
Lite Properties Corporation is an affiliate company of Lite Shipping Corporation, which operates a fleet of RoRo Ferries across Luzon, Visayas and Mindanao, under the brand name Lite Ferries and Cebu Lite Trading, Inc., a commodities trading company mainly selling cement and rice.
Company History
The word LITE was derived way back in 1989 when the Cebu Lite Trading, Inc. started out as the cement trading division of Lirio Enterprises, Inc., a general trading firm selling salt nationwide owned by the Lim-Enerio family of Bohol. The name ‘’LIRIO’’ is a combination of the owners’ family name LIm and EneRIO, a term coined by the late honorary Chairman and matriarch of the family, Mrs. Filomena Enerio VDA. de Lim. The name ‘’LITE’’ is derived from the two letters each of ‘’Lirio’’ and ‘’EnTErprises’’.
Lite Properties Corporation is the real estate and property management arm of Lite Holdings Inc. that provides low to middle class housing projects. Our past projects include Lucena Homes in Minglanilla, Cebu, an eighty-seven (87) house and lot subdivision and Luciana Residences in Cordova, Mactan, Cebu a subdivision project with one hundred (100) house and lot units which are all already sold out.
This year 2021, we have started selling subdivision project, Villa Lirio, Located in Booy, Tagbilaran City beside the old Tagbilaran airport which boasts of thirty-five (35) affordable house and lots for sale.
The company also just completed the land development for Casa Corella, a two and a half (2.5) hectares low cost housing development in Corella, Bohol which is only one (1) kilometre away from the town market and along the national highway. The construction of the houses will start in early 2022. Also, slated for early 2022 is the development of the Paseo Rosemarie, a one (1) heactare house and lot development in Lourdes, Panglao.
In 2017 we opened our first commercial STRIP mall in Tagbilaran City, Bohol, the Lite Port Center Mall which has up to 3,600 square meters of leasable area. In 2018, the company also opened Lite Port Center Cebu, a one (1) heactare commercial property development along M.J Cuenco Avenue, Barangay Tejero, Cebu City. On this location stand the seven (7) stories Lite Ferries Building which houses the corporate headquarters of the Lite Holdings, Inc. group of companies. The area will soon have condominiums and a strip mall development in the future.
Last June 15, 2021, Lite Properties Corporation signed a Joint Venture Agreement with Cebu Landmasters Inc. to develop its four (4) hectare seafront prime property in Barangay Totolan, Municipality of Dauis, Panglao Island, Bohol. The two companies formed a JV corporate vehicle, the CLI-Lite Panglao, Inc. to construct early next year three (3) condominium towers composed of one thousand (1,000) units of very affordable but quality condo units with the initial project cost of One Billion Pesos (Php1 Billion). Due to the construction of the Tagbilaran to Dauis Connector Bridge, this commercial development is only a kilometre away from the Tagbilaran City Port. In the future, part of the development plan is a hotel and a mixed use commercial development in the same area.
Lite Properties Corporation is also a sister company of Lou Square Development Corporation which is the property holding company of the Lim family for their properties in Bohol and which also operates Soledad Suites Hotel in Tagbilaran City.
